Artificial intelligence systems in the Vesteri service — disclosures under the AI Act (Regulation (EU) 2024/1689, Art. 50) · Version 1.0

The AI Act transparency obligations apply from 2 August 2026. Below we explain where AI operates within Vesteri and what it means for you.

1. AI assistant (Art. 50(1))

When you ask questions in the chat, you are talking to an AI system, not a human — we inform you of this at the start of each conversation. The assistant knows the details of the projects in the Vesteri portfolio and answers in your language, during the webinar and afterwards. Its answers may contain errors and do not constitute legal, tax, or investment advice. For matters requiring human judgement, our team is available: contact@vesteri.com.

2. Question analysis and personalisation

With your consent, the kinds of questions you ask and your activity (what you view, what you skip) are used to build an interest profile — solely in terms of investment preferences (property type, location, budget, features). We do not infer or use any protected characteristics or proxies for them. Personalisation changes how content is presented; it does not change prices, availability, or terms of any offer.

3. Purchase-readiness scoring — this is not emotion recognition

The score (0–100) is built exclusively from behavioural signals: time spent on individual projects, questions asked, activity, the moment of disconnection. We do not analyse facial expressions, voice, or biometric data — the system is not an "emotion recognition system" within the meaning of the AI Act (Art. 3(39)) and does not process special categories of data (Art. 9 GDPR). It is profiling (Art. 4(4) GDPR): you have the right to human review of your score, to express your point of view, and to contest the score (see "GDPR — Your rights").

Methodology-change note: should the scoring ever infer emotions from facial expressions or voice, before deployment we will update this notice, obtain explicit consents, and carry out a data protection impact assessment (DPIA).

4. Translations

The webinar is hosted and translated by a moderator; translations may be AI-assisted. Translations may contain errors — the presenter's original statements prevail.

5. AI-generated content (Art. 50(2) and (4))

Advertising materials created with generative AI are marked as artificially generated (including machine-readable marking within the required timeframe). If a property image has been digitally altered in a way that could mislead (e.g. virtual staging), we mark it clearly.

6. Human oversight

You may request human review of any AI output concerning you: privacy@vesteri.com.

In case of discrepancies, for consumers habitually resident in Poland the Polish version prevails.
